Whitby's Housing Landscape to Evolve with $24.9M CMHC Investment

The Town of Whitby has received a significant boost in housing development, thanks to a $24.9 million funding allocation from the Canadian Mortgage and Housing Corporation’s (CMHC) Housing Accelerator Fund (HAF). This substantial financial support is aimed at facilitating the creation of 656 new housing units in Whitby. Moreover, it is designed to foster long-term systemic changes in the local housing landscape through the implementation of nine key initiatives:

  1. Increase Height & Density: This initiative focuses on developing new housing units in areas well-connected to transit, enhancing accessibility and convenience.

  2. Inclusionary Zoning: Aimed at increasing the number of affordable housing units, particularly in transit-accessible areas.

  3. Urban Area Expansion: This will extend the available land for development, providing more opportunities for housing projects.

  4. Surplus Land Inventory and Disposition Strategy: Involves the identification and inventory of lands owned by the Town to explore potential partnerships and opportunities for housing development.

  5. E-permitting Expansion: Expanding online services to streamline the process of obtaining housing permits and facilitating development.

  6. Legal Additional Dwelling Unit Program: This program will increase the number of residential units on existing residential lots.

  7. Build Innovative Greatness (BIG): Focused on streamlining processes and approvals to drive innovation in housing development.

  8. Low-Carbon & Climate Resilient Whitby: Supports sustainable development aligned with the Town’s Climate Emergency Response Plan, the Whitby Green Standard, and Zero Carbon Whitby projects.

  9. Community Improvement Plan: Targets the stimulation of mixed-use residential development in Downtown Whitby.

Updates on the progress of these initiatives will be provided over the next three years, marking a significant step towards addressing the housing needs in Whitby. Read more.
